Buy-to-let mortgage advice for landlords
Buy-to-let mortgages work quite differently from the mortgage on your own home. Lenders assess them on the rental income the property is expected to generate as well as your own circumstances, the rates and fees are structured differently, and the criteria vary a lot from one lender to the next.
We help landlords across Buckinghamshire, Berkshire and Oxfordshire arrange buy-to-let finance that works, both for new investors and for those growing a portfolio.
How buy-to-let mortgages work
Most buy-to-let mortgages are assessed largely on the expected rental income, which needs to cover the mortgage payments by a margin the lender sets. We help you understand what you can borrow against a given property, how the numbers stack up, and which lenders take the most favourable view of your situation.
We also stress-test the arithmetic before you commit, so you know how the property performs if rates move against you or the property sits empty for a period.
Your home or other property may be repossessed if you do not keep up repayments on your mortgage. Some buy to let mortgages are not regulated by the Financial Conduct Authority.
New and experienced landlords
Your first rental property
We guide you through how buy-to-let differs from a residential mortgage, what lenders will expect of you, and what to watch out for before you commit to a purchase.
Growing a portfolio
Portfolio finance, remortgaging existing properties and releasing capital for the next purchase, structured so your borrowing stays manageable as the portfolio grows.
Ownership structure
Personal name or limited company. We look at this alongside your accountant, because the tax position is theirs to advise on and the lending consequences are ours.
Getting the right advice matters
Buy-to-let is an area where lender criteria, rates and rules change regularly, and where the wrong structure at the outset can cost you for years.
We offer a comprehensive range of first charge mortgages from across the market, which lenders make available to mortgage intermediaries, for which we will be paid a procuration fee by the lender. We do not consider products which are only offered directly to the public from a lender (direct deals).
We also look at how the property sits within your wider financial plan rather than treating it in isolation.
If rates fall before you complete, we do the work again
A mortgage offer is often made weeks, sometimes months, before you actually complete, and rates move in that time. Most brokers stop looking once your offer is issued. We keep watching the market right up to the day you complete, and if a better rate becomes available for you before then we will submit a fresh application to secure it.
There is no extra charge for that second application. It is part of the service for every client, because the point of the advice is to get you the right deal on the day it matters, not the day the paperwork happened to be signed.
