Large loans and specialist banking
Higher value and more complex borrowing often needs a different approach. Once you move beyond the amounts and criteria that high street lenders are comfortable with, you enter a world of private banks and specialist lenders who assess things very differently, looking at your whole financial picture rather than a simple income multiple.
Getting access to them, and presenting your case well, is where good advice really earns its keep. We arrange larger and more complex mortgage finance for clients across Buckinghamshire, Berkshire and Oxfordshire.
Your home may be repossessed if you do not keep up repayments on your mortgage.
When you might need a specialist approach
Standard lenders tend to work to fairly rigid rules, which do not suit everyone. A specialist lender or private bank often provides options a high street lender simply cannot.
A large loan relative to income
Where the amount you need sits beyond standard income multiples, but your wider financial position supports it comfortably.
Complex or international income
Bonus, equity, carried interest, dividends or earnings in more than one currency, assessed by a person rather than an automated system.
Assets rather than salary
Significant wealth with a less conventional earnings profile, where the whole balance sheet matters more than a payslip.
An unusual property
Listed buildings, unusual construction, land, or a property that mainstream lenders will not consider.
Access to private banks and specialist lenders
Private banks and specialist lenders often do not deal with the public directly, and take a far more individual view of each case. We help you access them and present your circumstances in the right way, so your borrowing is arranged around your actual financial position rather than a standard tick-box assessment.
We offer a comprehensive range of first charge mortgages from across the market, which lenders make available to mortgage intermediaries, for which we will be paid a procuration fee by the lender. We do not consider products which are only offered directly to the public from a lender (direct deals).
This access may involve a referral to a third party whose products and services are separate and distinct to those offered by St. James’s Place.
Advice built around your wider finances
Larger borrowing rarely sits on its own. It usually connects to your investments, your wider wealth and your longer term plans.
Because we advise across the whole of your financial life, not just the mortgage, we help make sure your borrowing fits sensibly with everything else. Everything is handled discreetly and confidentially throughout.
If rates fall before you complete, we do the work again
A mortgage offer is often made weeks, sometimes months, before you actually complete, and rates move in that time. Most brokers stop looking once your offer is issued. We keep watching the market right up to the day you complete, and if a better rate becomes available for you before then we will submit a fresh application to secure it.
There is no extra charge for that second application. It is part of the service for every client, because the point of the advice is to get you the right deal on the day it matters, not the day the paperwork happened to be signed.
Discuss a larger loan
If you have larger or more complex borrowing needs, a confidential conversation is the best place to start. No obligation.
