Mortgage advice for moving home
Moving home is rarely simple. You are managing a sale and a purchase at the same time, working out whether to take your existing mortgage with you or start fresh, and often trying to borrow a bit more for the next place. It is a lot to juggle, and the mortgage is right at the centre of it.
We help home movers across Buckinghamshire, Berkshire and Oxfordshire make the financial side of moving as smooth as possible, so you can focus on the move itself.
Should you keep your current mortgage or switch?
If your existing mortgage is portable, you may be able to take it with you to your new home, which can save on early repayment charges. But porting is not always the best option, and it is not always straightforward.
We compare the cost of keeping your current deal against switching to a new one, so you make the choice that saves you the most. We offer a comprehensive range of first charge mortgages from across the market, which lenders make available to mortgage intermediaries, for which we will be paid a procuration fee by the lender. We do not consider products which are only offered directly to the public from a lender (direct deals).
Your home may be repossessed if you do not keep up repayments on your mortgage.
Borrowing more for your next home
Moving up the ladder usually means a bigger mortgage. We help you understand how much more you can borrow, what it means for your monthly payments, and which lenders are best suited to your circumstances, so you can move with confidence rather than crossing your fingers.
Getting the timing right
Coordinating a sale and a purchase is one of the trickiest parts of moving. We help you plan the mortgage around your timeline, so the finance is ready when you need it and does not become the thing that holds up your move.
Where a sale and a purchase simply will not line up, there are options worth understanding before you lose a property you want. We will talk you through them plainly, including the costs.
If rates fall before you complete, we do the work again
A mortgage offer is often made weeks, sometimes months, before you actually complete, and rates move in that time. Most brokers stop looking once your offer is issued. We keep watching the market right up to the day you complete, and if a better rate becomes available for you before then we will submit a fresh application to secure it.
There is no extra charge for that second application. It is part of the service for every client, because the point of the advice is to get you the right deal on the day it matters, not the day the paperwork happened to be signed.
