Mortgages for the self-employed and business owners

If you work for yourself, getting a mortgage can feel much harder than it should be. Your income might be strong, but proving it to a lender is not always straightforward, especially if you take income as a mix of salary and dividends, retain profit in your business, or have a couple of years of varying accounts.

Plenty of lenders will lend to self-employed applicants, if you know which ones and how to present your case. We help self-employed people, company directors and business owners across Buckinghamshire, Berkshire and Oxfordshire get a mortgage based on a fair view of what they actually earn.

Why self-employed mortgages are different

Lenders assess self-employed income in very different ways. Some look only at your salary and dividends, others will consider retained profit in your business, and the number of years of accounts they want to see varies too.

This is exactly why using an adviser matters so much when you work for yourself. We know which lenders take the most sensible view of self-employed and business owner income, and we present your application in the way most likely to succeed. We offer a comprehensive range of first charge mortgages from across the market, which lenders make available to mortgage intermediaries, for which we will be paid a procuration fee by the lender. We do not consider products which are only offered directly to the public from a lender (direct deals).

Your home may be repossessed if you do not keep up repayments on your mortgage.

Company directors

If you are a director drawing a mix of salary and dividends, or leaving profit in the business for good commercial reasons, some lenders will unfairly underestimate your income.

We know the lenders who understand how directors are actually paid, including those who will consider retained profit, and we make sure your real earning power is properly reflected in your application.

Giving your application the best chance

The way a self-employed application is prepared and presented can be the difference between an approval and a decline.

We help you get your paperwork in order, choose the right lender for your circumstances, and put your case forward in the strongest possible way. Where your accountant needs to provide figures, we will tell you exactly what the lender wants and when.

If rates fall before you complete, we do the work again

A mortgage offer is often made weeks, sometimes months, before you actually complete, and rates move in that time. Most brokers stop looking once your offer is issued. We keep watching the market right up to the day you complete, and if a better rate becomes available for you before then we will submit a fresh application to secure it.

There is no extra charge for that second application. It is part of the service for every client, because the point of the advice is to get you the right deal on the day it matters, not the day the paperwork happened to be signed.
